If you want to stay at your current address (school zoning, neighbors, etc) you could think of expanding the current house.

Adding a simple 3x3 room will work wonders sometimes in small spaces.

It there is limited funds/space for an addition, add a patio (if the climate is mild) and put your dining set out there for alfresco dining, then add two walls to make a small room, or even place your child there with a simple divider to mark off the space as his (once he gets older replace the crib with a twin bed and have the divider there).

Or maybe you can put some objects in storage.
