If we had to start a new, I think we would focus more on planning a center, like grouping the community lots better. We do have an old town today, and it mostly contains community lots, but they were never planned in detail from the start. I also think it would be wise to be aware what part of the hood would be most valuable, land wise, farm wise, etc. Such a pity to waste valuable land on a poor quarter. Well, maybe you would also consider building the hood around a couple local businesses of some size, where many locals could work. Such businesses are important to the local growth, and might need a logical location.
Good luck!
