If there is gentrification happening in the rental market it is being offset by gentefication in the single family housing market. Cross reference the 'single family sales from the cityofnewburgh website with the orangecounty site/ parcels...out of the first three dozen listed from the former, approximately half the owner names are hispanic. It's what I see as well. What I also see, in general, is the Burgh's new property owners are fixing up asap. This is on top of paying a sizeable premium to the presale assessed value. There's going to be sticker shock across the board when the new assessments are correlated with property/school taxes. Heck, the City might even go all out and hire one dpw worker... -ANW
