A huge amount of CRE debt is due to be refinanced at much higher interest rates...half a trillion next year and 2.5 trillion over the next five years. Many landlords will be pressurred to walk away or sell their properties. The banks will see the asset side of their balance sheets drop, many will be forced to fail and the real estate "assets" will be liquidated for pennies on the dollar or they will sit vacant. Given that , and factoring in inflated building costs, it makes little sense to develop new now. The only way it pencils out is if the development model has a guaranteed underwriter...the taxpayers. It applies to behemouth distribution centers or fifty unit housing constructs. Ask, why isn't an actual value adding business that would employ fifty people at living wages being developed? From the tptb's perspective, it's much easier just to warehouse people.
