Tough to offer a credible response without knowing when you purchased and or if improvements were made. In general, just one comparable sale made at an inflated price in your neighborhood, irregardless of your or the neighborhood propertys' overall condition, will be cherry picked in establishing an inflated assessment value for the neighborhood. Give it a couple weeks 'til the matter is discussed at a city council meeting. They'll spin it as how much wealthier the residents are on paper because of a higher property assessment value. Look for it...
