All 810 residents of Raintree are legally obligated to pay their homeowners dues as outlined in Article IV, Section 1 in the subdivision Declaration of Covenants, Conditions and Restrictions filed in 1975 with the Oakland County Register of Deeds (Liber 6445, Pages 310-311).

As you may imagine, some homeowners flout the law and fail to pay their dues. RVHA has the legal right to place liens on their property for the unpaid dues. At the time the propery is sold, the title search would find this lien for unpaid dues. The property would not be able to sell until these dues are paid and the lien is subsequently lifted by RVHA.

The budget is based on historic data of how many residents can be expected to reliably pay their homeowners dues in a year.
