Having lived in Pt Lonsdale for a bit, it's cold and boring AF for most of the year. Great in summer, no doubt!

Geelong itself is substantially a shithole.

Much of Melbourne moved to the peninsulas during COVID resulting in a spike in property values there. Now people have realised how boring it can be, the values have dropped as people move back to civilisation.

You can always rent a joint from your Melbourne base and go there when the getting is good. Melbourne is the Mecca of footy and our club should be selling that.

Now the whole "farming" arrangements are another topic altogether! If an 'inner-city nightclub nose-beer pretty-boy' type like Smith ends up on farm with cattle, then we're dealing with a John Elliot level paper bag scenario here. Very much worth keeping an eye on...
