Hi there:

You probably need to delete the merge field that fills in the contract amount and just type in the 10% and save the template that way. If the maintenance bond is always 10% this would be the most logical to handle this. If you sometimes use different amounts, you may want to do a "save as" and just create the 10% form.

Try this and let me know if this does the trick.
