The ghost is lvl 35 and hits hard and fast. You'll need a group of lvl 30ish people to camp it.... and actually getting to the room where you canp is the hardest part.

I would have gotten the boots the other night ... but some buttnugget trained the basement on my group and in result we lost our spot, and our lives - what do you know, the next ghost was carrying the boots, and I was next to loot it.
