Subject: modified bitumin vs single ply roof

Our Brooklyn NY coop needs a new roof. It is basically a flat roof w/ a low slope to drain towards the back of the building. How do you decide which type of roof? Single ply membrane vs modified bitumin or built up? Which tend to be the best for this type of application? How big a difference is there in cost? life expectancy or guarantees? I think we're leaning toward the single ply but need advice. Thanks.
