Subject: Valuation Survey - Flat Roof Problem

Hi everyone

just had my valuation report back for a house I am buying, and the surveyor has highlighted a flat roof as a problem. Saying that the flat roof has concrete on it, which may be too heavy for the structure. In order to proceed the mortgage company want an engineers report for the flat roof (on kitchen & bathroom).

Should I be overly concerned? How much is an engineers report? should buyer pay or vendor? if it needs work should I re-negotiate purchase price?
