BLOCK 3 ALBA GARDEN ¡¥ 43 ISLAND ROAD GENERAL SPECIFICATION

1.Extent of Work
The contractor shall execute the works and provide all labour, materials constructional plant, temp or ­q y works, transport to and from the site and within the site via staircase.

2.Execution of Work
The contractor shall submit a working schedule for approval prior to commencement of work. During all stages of work, co-ordination and report of progress should be made to the Engineer. Any substantial alteration deviated from the ¡§ scope of work" shall be submitted for prior approval.

3.Protection of work and Safety of Workman
The contractor shall be responsible to protect his work and his workman during work in progress. Sufficient warning notices and safety devices/equipment for his workman, etc. should be put up where appropriate.

4.Security of the Works
The contractor shall give or provide all necess ©º y security during the execution of the Works. The Contractor shall provide a list of the names of the workers who are HKIC holdersor hold a valid work permit issue by the Government of the HKSAR. All workers are required to register their identity daily upon entry of the premises at the security gatehouse.

5.Cleanim! of Work Site
The contractor shall not allow mixing of concrete, screed or render on site except for the backing for replacement external tiles. The contractor is responsible to clean and clear debris and waste materials from work site daily and upon completion of work. No storage area is allowed inside the premises, except with prior approval by the Employer.

6.TransDortation and Custody of Materials
Unless otherwise specified, the work order sum shall be deemed to include all costs including transportation and storage cost. Safe custody of materials, tools and plants at work site is the sole responsibility of the contractor.

7.Workin2: Hours
¤ã 10nday to Sunday 09:00 - 18:00
General holiday by virtue of the General Holidays Ordinance (Cap. 149)

8.C.A.R. Insurance by LCH Bank to be Droyided by the Client
The contractor shall be responsible for all liabilities and claims resulting from accidents and injuries to his workmen and other third parties concerned. The Contractor shall maintain all necessa £b insurance to the approval of the Engineer.

9.Iniury or Damal?:e to Prooerty
The Contractor shall be liable for and shall indemni ¨­ the Employer against any expense, liability, loss, claim or proceedings in respect of any damage to any prope ¦¹ y real or personal arising out of or caused by the carrying out ofthe Works.

10.Material, Testinl?: and Commissionim?:
Materials such as concrete mixes, reinforcement, pre-bagged adhesives for the tiles, water proofing materials etc shall be submitted to the Engineer for approval prior to commencement of works. Unless the work is wholly completed, tested and commissioned to the satisfaction of the Engineer, payment will not be made.

11.Comoliance of Rel?:ulations
All work items should fully comply with all Government regulations and relevant statutory reqUirements.

12.Defect Liability Period
A defect liability period of 6months after completion of work should be included.

13.Retention Money
5% of the payment will be retained and released to the Contractor upon satisfactory completion ofthe Defect Liability Period

14. Pay ¥¹¥¹ t
Unless otherwise specified, payment will be 60 days against invoice after full completion of work

Further to our letter of 3 August 2004 of even series. Please be to submit your revised quotation in accordance with the amended Drawings and Speci ¤é cation for the works comprise the following:

1. Minor structural alterations to beams and slabs.

2. Waterproofing at the roof and upper roof.

3. Tapping survey of the entire external tiles (approx. 660 m2) to ascertain de-bonded tiles.

4. Replacement of the de-bonded tiles. (subject to re-measurement. The Employer has sufficient tiles
matching the existing)

5. Testing of the lightening protection system and repair if found defective.

6. Maintain existing bamboo scaffolding around Block 3 for access to your own works, and repair/restore to original conditions before hand back to the Employer. (Scaffolding to be provided by others)

7, Construct new non-structural walls, with exterior water proofing and stainless steel feature inlay to match existing where necess ­q y.

8. Demolition the existing external wall, parapet wall and concrete plinth at roof.

9. Make good the leakage at the pipe / wall intersection.

The amended Drawings and General Specifications are now ready for your collection at our office. Please bring along your company chop to acknowledge receipt.

The date for commencement of the Work as notified in writing by the Engineer and to complete within 45 calendar days (including inclement weather). Please return your quotation in sealed envelop to our office on or before 10th September 2004 12:00 noon together with the following information: -

General Specification

The General Specification shall be the document titled General Specification for Building, 2003 Edition Published by the Architectural Services Department, HKASR. All Clauses and descriptions in the General Specification which are relevant to the Works are to apply wherever possible.

Special Condition

1.Extent of Work
The contractor shall execute the works and provide all labour, materials constructional plant, temporary works, transport to and from the site and within the site via staircase.

2.Execution of Work and nrOl!ramme Control
The contractor shall submit a detailed programme at tender stage showing the various activities within the Contract period and the works front or works area to be occupied in accordance with the programme. The tapping survey must be completed within the first 7 days after commencement of work on site. If the contract deviate from the programme, resulting in delay without acceptable reasons, the Engineer reserve the right to terminate the contract by giving 5 days notice in the event that the delay were not rectified . No compensation will be made to the contractor for losses or damages apart from the works already completed to the acceptance of the Engineer.

3.Protection of work and Safetv of Workman
The contractor shall be responsible to protect his work and his workman during work in progress. Sufficient warning notices and safety devices/equipment for his workman, etc. should be put up where appropnate.

4.Security of the Premises and Works
The contractor shall give or provide all necessa ¥i security of the works, and safeguard the premises during the execution of the Works. The Contractor shall provide a list of the names of the workers who are to be HKIC holders or to hold a valid work pen ¥@ t issued by the Government of the HKSAR. All workers are required to register their identity and time upon ent £b and exit of the premises at the security gatehouse. Any workers found mis-behaving shall be dismissed from the p ¦Û Illlses immediately. The contractor shall nominate a site agent to the approval of the Engineer to be responsible for the works and control of the workers, and shall be full time on site for the contract period.

8.C.A.R. Insurance bv LCH Bank
The Contractor shall be responsible for all liabilities and claims resulting from accidents and injuries to his workmen and other third party co ¦ì cerned. The c.A.R. Insurance and Employees' Compensation (E.C.) Insurance shall be arranged by the Principal via LCH Bank, at no extra cost to the Contractor. 13Guaranteed Work
The Contractor shall provide written guarantees ¥X at all materials, workmanship and other work forming or constituting any part of the roof waterproofing shall comply with the requirements applicable to such work included or referred to in the Contract for a period of ten (10) years from Completion Certification by the Engineer.

The guaranteed work shall be the whole of the roof waterproofing executed by the Contractor under the Contract. The Contractor shall provide the guarantees as agreed with the Engineer.

14Retention Monev
5% of the payment will be retained and released to the Contractor upon satisfactory completion of the Defect Liability Period

15. Pay ¥¹¥¹ E
Unless otherwise specified, payment will be 60 days against invoice after full completion of work.
