I dont have a problem with public facilities being funded by private companies, but I think if the bus station is to be replaced a the bus station part of the plan should be the main emphasis - not the retail outlets etc. Also a bus station for the future should be built.

Im not sure how many bays the planned bus station has but the current one has over 20 and are used by up to 6 or 7 buses per hour. This is where the problem with bay bus stops arises. Yes could be viewed and probably are safer, but with all these buses use it what happens if one is late. If that happens now the other bus can stop behind and pick up passengers, but in a bay style station it would have to wait for the other to finish loading, whilst probably blocking other buses in at the same time. I cant see how it would be practical on a large scale, but maybe im wrong. Maybe it could work if planned right. As you say it would need to be bigger.
