Michael, I have to say I really feel that the real estate industry evolving, this may be led by News Ltd, who have just taken over Realestate.com.au, so that comsumers will be going straight to the internet for their source of information whether it be buying, selling or even leasing property.

So I do feel virtual tours (currently) have their place, although having said that I have (purely out of curiousity) taken myself on a virtual tour from the Di Jones Webpage and was mildly disapointed with the outcome. I spent 20 mins downloading the necessary program in which to view the tour, not to spend more than 5 mins not seeing very much. I can't see the average property being viewed in this way, especially due to the current costs involved. I personally found the view rather limiting, although maybe I saw a bad example.

I think the consumers impressions of these first tours could shape the future on whether this is a short fad or whether we will see more of these being used in the future.
My guess is there will need to be alot more improvments before it becomes more "consumer friendly".

I find the advertising available at Realestate.com.au easy to use, You can add digital photography and I get a really good response for all my properties as people can email me as they are looking to arrange an inspection time.

There is the avaiable option of virtual tours on their site, which I have not yet experimented with, so I would be interested also to hear of responses from people currently using this method, on average properties, rather than your "Boomerang's" and multi-million dollar eye-catchers.
