Guidelines for action under BO s24C in BUC 2004-amenity features

General requirements

The amenity features not subject to the action under BO s24C should meet the following criteria:

(a)there is a genuine need for such features;

(b)the features are capable of performing the functions of improving the living or working environment;

(c)they are not excessive in size taking into account the functions they are expected to perform;

(d)the features are in a sound in condition;

(e)they do not pose a threat to the safety and health of any third party;

(f)they consist of temporary light-weight materials; and

(g)they are not for living accommodation.

Application

2.PWL or WN are not to be served for the amenity features found on roofs, flat roofs or yards that meet the general requirements above:

Protection against the weather

(a)Light-weight canopies or retractable awnings over windows, provided that the projection does not exceed 500mm from the external wall.

Security measures

(b)Fence or boundary walls on flat roofs or main roofs meeting the following criteria:

a maximum thickness of 120mm;

a maximum height of 3 m from the finished level of the roof, of which the height of the block wall should not exceed 2m and any wire mesh fence on top of the block wall should not exceed 1m;

the walls not overloading the roof.

the walls not obstructing any drainage system on the roof or any access for maintenance of building services;

the roof is not disignated as refuge area; and

the length of the wall is not excessive.
