Sounds like the previous tenant lived like a lazy pig that wrecked the place. You have quite a long to do list but you sound like you're plowing ahead; I'm sure it will all be worth it in the end.

Your sister is a piece of work - if you were my sister I wouldn't be telling you more things you should do; I would pitch in and help. Ugh, family!
