"It?s on the south side, mainly ese of the chimney that is in the center of the house."

Here in the northern hemispere of the world the first part of a roof to fail is the southern exposure. There is nothing more damaging then UV rays to a roof.

and of course,

"Or, the attic could probably used a ridge vent-only has the (2) older triangle vents on each end (e & w) and I don?t know what he has for intake (soffit)-add if needed. I?ll look it over better and check out the attic thoroughly for condition/damage."

inadequate ventalation is another common cause for premature failure.

20yr roofs hardly ever last 20yrs. Especially three-tab. It sounds like he bought the cheapest roof out there. Too bad he didn't fork out a few extra hundred back then. I always offer 30yr laminates as my base bid then usually for $400 to $800 more they can upgrade to a 40yr product. He should go through his warranty paper work and get a claim going on this roof. He should be entitled to 30% of the product cost for that material at the time of purchase. Some product reps will even give you the materials for free to redo the failing side. I hope you have your warranty paper work. It amazes me how many roofing companies don't give the manufacturer's warranty paper work with the installation of a roof. Or even a written workmanship warranty as far as that goes. If you didn't get it you are out of luck.

Hope this helps,

Tim Soth / A Roofer
