General


(i)


Metal Scaffold System shall be a sca 任 bIding system cons 甘 ucted, as required, wi 也 working platform adequately supported and other ancillary members including guardrails, toe bo 訂 ds, access ladders, slope catch-fans, safety screens, anchors, support brackets, foundation and the like; and all the s 甘 uctural members of the scaffolding system shall be me 值 1.


(ii) The Metal Scaffold System shall be provided with a suitable and sufficient safe means of access and workplace for carrying out work which cannot be conveniently executed 企 om the ground or 企 am a floor in a building etc.


(iii) The Metal Scaffold System shall be ω ed for all construction, alteration, repair and maintenance works. Unless otherwise specified, other alternative scaffolding may be used for screerung purposes.

(iv) The Con 甘 actor shall be responsible for the design, planning and co-ordination, transportation,
fabrication, erection, maintenance, alteration and dismantling of the Metal Scaffold System.

(c) the names, ‘ substantial training' and ‘ practical experience' of the 'competent person' and
the ‘ competent worlanen' as referred to in CPFSS.

The design and construction of the Metal Scaffold System shall withstand a combination of 也 e following loading situations at all stages of cons 甘 uction without causing bulging, distortion, overturning, collapse, settlement or damage to any po 吋 ion of the Metal Scaffold System: ﹒
(a) total weight of all members of the Metal Scaffold System including all the associated
provisions e.g. working platforms, safety nets, catch-fans etc. ;
(b) cons 甘 uction and working loads including all traffic using the Metal Scaffold System; and
(c) wind loads.
The Metal Scaffold System shall be designed and certified fit for the purpose intended by the Con 世 act by a professional engineer employed by the Contractor. A professional engineer means an engineer of structural and civil discipline. He/she should be a corporate member under the constitution of the Hong Kong Institution of Engineers or equivalent and should have adequate training and experience, and be able to justify how and why the Metal Scaffold System he designed can safely resist the imposed loads including the wind loads in accordance with recognized engineering principles.

(i)


The Metal Scaffold System shall be cons 甘 ucted and maintained in accordance wi 血也 e following criteria: -


( a) provide firm arid adequate supports to 也 e Metal Scaffold System at appropriate locations;


(b) provide fmn and adequate ties and struts for fastening the Metal Scaffold System securely onto the structure or building. All tempor 訂 y ties, fixing bolts and the like shall not be allowed to remain within the specified concrete cover and shall be cut back more 白血 40 rom (concrete cover for the external elements) 企 om the surface of structural concrete;


(c) provide firm and adequate longitudin 剖 , 甘 ansverse and diagonal bracings to ensure the
stability of the Me 凶 Scaffold System;


(d) keep the space or clearance between working platforms and the s 甘 ucture or building as small as possible. Where necessary, hop-up bracket with attachment onto the scaffolding supporting 企 ame should be allowed;


(e) .provide safety nets comprising nylon mesh of minimum 15 core 伽 eads with grids not more than 12 nun or of similar approved type cove 也泡出 e en 世 re face of the building. The safety nets shall be tautly fixed with minimum lap of 450 nun in any direction;


(f) provide a sloping catch-fan at not more than 15m vertical intervals to give a minimum horizontal projection coverage of 1500mm. The sloping catch-fan shall consist of timber bo 訂 ding covering a layer of galvanized metal sheeting or protective sheeting of adequate thiclmess to capture and retain falling debris;


(g) provide access/egress to and 企 om the working platforms at appropriate locations;


(h) ensure the sloping catch-fans and safety nets to remain in place until all works are
complete;


(i) ensure the Metal Scaffold System will not be overloaded at 個 y time. The Metal Scaffold System including the sloping catch-fans, safety nets, walkways, protective canopies and the like shall be kept clear of debris; and


。 ) when the plastic sheet is used to cover the Metal Scaffold System, the Metal Scaffold System shall be reinforced to withstand strong winds. Flame retardant sheeting shall be used at locations as specified by the Maintenance Surveyor. Obs 甘 uction of natural ventilation and lighting by sheeting should be avoided as f: 缸 as possible.


(ii) During any inspection of the works, if the Maintenance Surveyor is of the opinion that part or whole of the Metal Scaffold System is unstable, insufficient or requires modification in the interest of safety, the Maintenance Surveyor may by notice in writing require the Con 甘 actor to modi 命 the Metal Scaffold System and the Can 甘 actor shall comply within a reasonable time.


(iii) On completion of the Wo 郎 , 也 e Contractor shall clean and make good 伽 structure or
building disturbed or damaged by the Metal Scaffold System.

Management


6. The management and procedures for safety and health on metal scaffolding work including safe
erection/maintenance/alteration! dismantling of the Metal Scaffold System shall comply wi 也 Section 3 and 6 of CPFSS unless otherwise approved by the Maintenance Surveyor.


Technical requirements for safety in metal scaffolding


7. (i) The materials, foundations and erection!maintenance/alterations/dismantling for the Metal Scaffold System shall comply with the technical requirements for safety in metal scaffolding in Section 5 of CPFSS.


(ii) Proper eq 山 potential bonding and lightning protection must be provided.

1.2 投標者請將所有標書文件放入密封之信封內 , 並蓋上公司印章。信封面上請清楚註明工程編號 及工程項目 , 於招標邀請書內所列明之時限內交回指定地址 , 逾期投標或標書不全者 , 將不接 受處理。

1.3 投標者需依照本工程概要及工作範圍 , 清楚填報有關保養工作報價表內每一項價目 , 如有違
者 , 恕不受理。
1.4 投標者未獲得本公司同意前 , 不得擅自刪改本標書內任何之條文或內容 , 否則所技之標書將視作無
效。

1.5 投標者如有需要改動工作範圍之內容時 , 必須另處書面繕寫及連同標書交田。
1.6 投標者必須用原子筆、鋼筆或打字機填寫標書。任何未完全填寫之標書或末將標價詳列於標書
指定範圍內 , 將不被考慮。

1.7 投標者必須檢查清楚標書有否缺頁、重覆或模糊不清。如有需要 , 可於截標前通知本公司有關 負責人更換或求證。
1.8 投標者若對標書內容或數據有不明之處 , 應於回標前向本公司有關負責人理解清楚。

1.9 投標者不可因 1.7 及 1.8 項所述而引致之損失而向本公司追討或蒙償。
1.10 投標者於投標後發現其所投之標有錯誤之處 , 可於截標時間前以書茵通知作出更正。
1.11 本公司有絕對權利加滅及排選工程項目 , 或於招標期間刪改招標內容 , 甚至停止招標 , 投標者
不得異議或藉故索償。中標者將會另行通知。
1.12 本公司有絕對權利保留最後之決定權 , 決定中標之投標者 , 並不一定以價低者中標 , 投標者不
得異議。
1.13 標書內所有標價為港圓 , 並且不因匯率之波動而作出調整。
1.14 投標者所報之標書 90 日內有效。
1.15 本公司建議所有投標者需到工作地點作實地考察 , 以確保報價無誤。
1.16 承判商投標資格及指引
1.16.1 承判商必須持有效商業登記證及註冊一級水喉匠牌照。
1.16.2 承判商必須將上述牌照副本連同標書一起交回。
1.16.3 承判商必須提交現正進行及曾經承造之同類形工程的簡歷。
( 註 : 承判商交回標書時 , 如未能附上有關資料 , 標書將不被接納 )
1.17 保障條文
1.17.1 本公司有絕對權利加減及挑選維修工頁目 , 或於招標期間刪改招標內容甚至停止招
標。
1.17.2 本公司有絕對權利決定每單工程的承判商 , 並不一定以最低價為每單工程的承判商
者。
1.17.3 承判商須將本工程標書連同資歷及是項工程之計劃書於截標日期或以前遞交指定
地方 , 並在投標工程書之信封正面註明投標編號及在信封底部封口及蓋章 , 以示公
允。逾期提交之標書及不依照報價程序之標書 , 一概恕不受理。

3. 合約細則

合約投標者
屋苑 / 大廈負責人 承判商所提供之技術員工必須具備有關工程經驗及技能 , 並需屋苑 / 大廈經理批准。

3.2 合約範圍
合約範圍位於新界大埔區 , 富亨那更換外牆及室內污水喉 / 雨水渠 / 地台去水喉 / 氣喉工程

3.3 合約時期
由本公司書面確認後起計 12 個月內有效 , 保養合約由 2007 年 4 月 1 日至 2008 年 3 月 31 日 ,
合共 12 個月 , 雙方可協商續約 12 個月。

3.4 固定金額總承合約
3.4.1 本合約乃固定金額總承合約 , 承判商須依照訂明之賣價 , 根據本標書內訂明之工作內
容及工作範圈 , 履行是項合約。
3.4.2 投標者必須填寫每項保養工作之價錢 , 如有維修工程 , 費用將會參照各項工程報價表
之價錢作依據。
3.4.3 本合約之造價 , 一經訂明 , 將不受於保養期間所遇到之工資、物料、運費及其他因素
影響而有所改變。
3.4.4 保養工作項目表內所列明之數量及有關之數據僅供參考用途。承判商須在回標前實地
視察及量度準確 , 並不得以此提出任何索償。

3.5 工序 / 工料量度金額合約
3. 日本合約乃工序 / 工料量度金額合約。於合約期內 , 每單工程的工作內容及位置、維修 物料的種類、呎口寸、長度由管業處決定後並作出分類 , 再通知每單工程的承判商。承 判商須依照管業處的要求及工程報價表內所報的工程費用 , 並根據本標書內訂明之工 程概要及工程細則 , 履行每次指定的工作要求。投標者必須於細閱「工程報價表」內 的參考單價 , 並於報價表內填寫統一各項的增 / 減百分比率作為報價 , 而該報價增 / 減百分比率適用於 6.1 至 6.23 項內所有項目。
3.5.2 本合約之做價是當每次工程訂明後 , 將不受於施工期間所遇到之工資、物料、運費及
其他因素影響而有所改變。
由管業處確認。承判商並不能因此而事後提出任何索償。

3.6 標價概要
3.6.1 投標者所訂明之標價 , 應包括工程概要及工程細則內所述之工序。而是項工程之人
力、材料、損耗、運輸、安裝、器械、管理、保險費用及利潤等亦應涵括在內。
3.6.2 承造是項工程之所有物料必須為全新及未經使用。
3.6.3 承判商須依照管業處或其負責人之指示 , 安排施工位置 , 不可私自作出施工安排 , 損
壞本公司代管之物業或私人物品。
3.6.4 是項工程所用物料須為本公司認可及預先呈交樣本給本公司批核。
3.6.5 所有工程項目之施工程序及規格 , 必須符合香港政府現行之法例、標準、指引及法定
責任。
3 丘 6 承判商須自行安排地方擺放材料 , 本公司不負責承判商物料及財產之安全。
3.6.7 承判商於施工期間 , 須每日派駐具有經驗之管工長駐屋苑 / 大廈 , 以監管其工人工作
及安排施工 , 並與本公司保持聯絡。
3.6.8 承判商於施工期間 , 須保持屋苑 / 大廈清潔。若有因施工程序錯誤而引致屋苑 / 大廈設
施損毀 , 承判商須負責賠償一切損失所須費用。
3.6.9 因施工程序所須之用水及電力由屋子直 / 大廈供應。而接駁至所需地點及完工後之拆除
工作 , 則由承判商負責 , 但須接受本公司之安排。
3.6.10 承判商須於完工後清走因工程餘下之材料、雜物及垃圾等。若逾期未有清走 , 本公司
將另聘他人代為清理 , 所需費用將於標價內扣除。
3.6.11 施工期間 , 承判商屬下之工人必須儘量減少對住戶 / 業戶及途人的影響。工人施工時
必須佩戴由本公司發出之工作證 , 承判商須保證及承擔一切保安及安全責任。
3.7 終止合約
3.7.1 如承判商有下列情況出現 , 本公司在有需要下 , 可終止僱用承判商 :
3.7.1.1 承判商放棄合約 ;
3.7.1.2 承判商沒有按照合約之規定、進度等盡力施工 ;
3.7.1.3 工程完成前而在沒有合理解釋下完全停止施工 ;
3.7.1.4 承判商拒絕或持續沒有遵守本公司要求補救不完善之工項、或不恰當的用料
或物品的通知 ;
3.7.1.5 承判商面臨無力償還債務、破產或提出申請頒令清盤 ;
3.7.1.6 承判商為獲取履行本合約 , 曾提出付給、己付給、或已同意付給任何人士任何
禮物或利益 , 或承判商觸犯防止賄路條例 ;
3.7.1.7 如證明承判商為 工程施工或其他目的在施工屋子大廈僱用按入境條例被界

定為不能在本港合法僱用之任何人士。
3.7.2 如本公司按 3.7.1 條款書面通知終止承判商的僱用 , 承判商須立刻離開工程施工屋苑 /
大廈。而本公司於終止僱用當日進行計價。餘下未完成之工程 , 本公司無責任付餘款
予承判商。
3.7.3 本公司有權收取己確定及證明因繼續完成本工程而引致的合理開支 , 及本公司因終止
承判商的僱用所蒙受損失的數額。
3.7.4 如須提前解除合約 , 須以書面形式通知對方 , 本公司通知期


3 且 8 賠償與責任
3.8.1 承判商須於合約期內自行購買最少壹仟萬港元之第三者公眾責任保險及足夠之高空
工作保險 , 有關此保單受保人必須包括嘉怡物業管理有限公司及富亨耶業主立案法
團 , 並包括每單工程所造成之人命、財物、屋苑的公共設施和私人財產等損失之責任。
3.8.2 承判商在木屋苑當值之僱員如因意外傷亡 , 而須根據意外傷亡條例或勞工賠償條例作
出賠償時 , 本公司概不負責 , 且因此而造成本公司之損失或支付費用須由承判商負責
賠償。
3.8.3 因工作原故或工作進行中造成任何人身傷亡或財產損失 , 而使本公司遭受控告索價 ,
承判商須負全責並賠償本公司因此之所有損失。
3.8.4 如因承判商或其僱員之疏忽行為引致本公司財產或代管之物業損壞 , 而本公司必須立
即進行修復工程 , 事後向承判商蒙償工程費用時 , 承判商必須按單支付 , 否則本公司
有權從應付予承判商之款項中扣除該費用。
3 丘 5 如承判商工作未能符合工程要求之條款 , 經本公司負責人以口述或書面通知後 , 逾期
後仍未作改善者 , 本公司有權扣除部份或全部之工程費用 , 或即時終止其工程合約 ,
而不作任何賠償。
3.8.6 如在是項工程中 , 承判商發現部份或全部之設備有任何損壞 , 並與本工程有關聯 , 承
判商須即時以口述或書面通知本公司或管業處之授權人。
3.8.7 承判商簽約後 , 無論工人薪金或材料價格有任何變動 , 合約內所定之工程項目及材料
應保持不變 , 本公司不負責任何補償 , 承判商不得罷工或藉此來破壞合約。若有任何
更改 , 必須雙方同意。
3. 的每單工程如承判商未能於管業處的指定日期內完成工程 , 而沒有合理解釋者 , 笙逾二
天罰款港幣伍佰元正 , 宣至工程完成為止。
3 丘 9 如承判商暫判破產或接獲清盤令 , 本公司可以書面通知終止工程合約 , 而無須向承判
商作任何賠償。
3.8.1 。在任何情況下終止工程合約 , 均不影響本公司向承判商素償之權利。
3.8.11 當每項工序完成後 , 如法團 / 管業處需要 , 承判商須清楚提供每項工序之相片以作記
錄。
3.8.12 中標之承判商須與本公司工程負責人聯絡 , 安排是項工程之工序 , 施工日期時間表及 方法 , 包括物料運輸、物料儲存及安裝 , 提早或準時完成所有工程 , 如承判商未能在 指定日期內完成所有工程 , 並沒有合理解釋者 , 本公司會當作毀約論 , 及將本項工程 章批或在承判商所填之工程價錢中扣除部份或全部之工程費用 ( 扣除方法列明於 3.8 劫 , 本公司並保留蒙償之權利 , 承判商不得異議。
3.8.13 若有部份工程必須進入公共或住戶室內時 , 中標之承判商可先聯絡木屋苑管業處 ; 若 未能得到該戶同意 , 必須通知本公司以作出安排。若未有提出而放棄該部份工程時 , 則作為工程未完成處理。

3.9 報價須知
3.9.1 投標商需依照本工程細則內之全部內容 , 清楚細閱各項的參考單價們羊統 ; 否再報增 /快快斗

3.9.2 投標商需依照本工程細貝則H 內定明之日期前及報價程序投標 , 如有違者作

3.10 付款須知
3.10.1 每單工程完成 :
即每單工程完成及由本公司或管業處授權人確認及簽發驗收紙後 , 支付每項工程全
數 , 付款額為每單工程價之 100% 款項給予承辦商。
3.10.2 保固金 :
本項工程不設保固金 , 但如承辦商在保固期內未能依照合約要求進行執漏時 , 管理處
有權從其他項目中扣除有關進行執漏之額外維修費用。
3.10.3 若承判商不論任何原因拖欠其僱員之工資 , 而勞工處處長亦認為該項欠薪應追討 , 則
本公司於承判商未能繳付上述拖欠工資時 , 可由承判商應收之費用內扣除上述欠薪 , 以繳交勞工處處長或其代表 , 凡所代繳此類欠薪之款項 , 得視為依據此合約而應付給 承判商之一筆款項或根據本合約承判商應支付之一筆款項。

3.11 保固期
3.11.1 中標之承判商須提供整項工程之三且且免費保固期 , 包括人工及用料。
3.11.2 若中標之承判商於收到管業處通知後三個工作天內 ( 不包括雨水期 ) 未能完成整項修補 工程或經修補後 , 該位置或本標書內要求之其它範圍再度出現問題或未能得到管業處 或各業主滿意 , 管業處有權委任其他承判商進行上述未能完成之修補工程 , 一切費用 由原有中標之承判商承擔。

3.12 費用及收費
3.12.1 承判商須支付所有工程上須收取的任何費用及收費 ( 包括任何運輸費、高空保險費、
影印圖則及各項申請費用包括證明書等 ) , 並須保障本公司不須負責有關此等費用及
故費所引致的債務。

3.13 暫停付款
3.13.1 本合約工程需經本公司查核並滿意後方會支付工程費用。若工程標準未有達到本公司
之指定或要求時 , 本公司有權暫停支付工程費用 , 直至承判商改善至達到標準為止。

3.14 額外工程
3.14.1 本公司可因實際程況需要 , 要求後加額外工程 , 所涉及之材料、工程費用、及各項細
則等 , 必須經本公司及承判商雙方面同意。

3.15 工程規例及要求
3.15.1 承判商須依照有關工作範圍內之規格及標準 , 提供足夠人力及機械設備、工具材料及
一切安全設備進行標書內之更換工程。每單工程之施工程序及規格必須符合香港政府
現時最新之法例、標準、指引及法定責任 , 並且包括但不限於下列 :
3.15.1.1 水務設施條例 ;
3.15.1.2 消防條例 ;
3.15.1.3 建築署建築適用規格 ( 最新版本 ) ;
3.15.1.4 建築物條例 ;
3.15.1.5 工廠及工業經營 ( 密間空間 ) 條例 ;

3.15.1.8 每次工程有關政府的法例及條例。
3.15.2 若上述法例、標準、指引及法定責任有任何駁斥吉論 , 最終需由本公司及屋苑 / 大廈
負責人決定。

3.16 承判商之員工要求及資格
3.16.1 承判商必須聘請持有註冊一級水喉匠牌照之工程員工進行標書內工程。
3.16 之是項工程不得聘用非法勞工 , 員工不得行為不檢 , 包括景賭、生事、打架及粗吉穢語 等 ; 員工亦不得收受屋苑 / 大廈業主、客戶及商戶之金錢利益及禮物等。如有發現 , 本公司及其授權人將勒令有關員工即時離開本屋苑 / 大廈及報警處理。承判商亦應約 束其僱員 , 不得在本屋苑 / 大廈範圍內作出任何違反本港法律之行為 , 否則因此而引
致之損失 , 承判商須承擔一切法律責任及作出賠償。
3.16.3 未得本公司或其授權人同意 , 承判商不得經營與本工程無關之工作。
3.16.4 本公司有權要求承判商更換其聘請在本屋苑內工作之僱員。
3.16.5 承判商須清除因維修服務餘下之材料 , 雜物及垃圾等 , 若逾期未能清走 , 本公司將
另聘他人代為清理 , 所需費用將於保養費內扣除。
3.16.6 承判商須自行及免費提供一切維修服務所需的工具 , 機械及測量儀器等。
3.16.7 若合約內容並未詳細列明維修服務所需使用之物料、工具材料、施工方法。承乎 u 商須
確保維修服務方法是最適合的。
3.16.8 根據法例、標準、指引及法定責任處理 ( 最新版本的條例 ) 。
3.16.9 承判商需於合理時間內糾正所有維修服務產生之問題及缺漏的地方。
3.16.10 每次工作時都須準時出席。
3.16.11 協助各屋苑 / 大廈能順利解決問題及執行現行法例上所需要求。

3.17 安全設施
3.17.1 承判商於施工期間 , 須遵從勞工處頒佈之工業安全指引 , 並提供足夠之安全設施 , 以
確保工程正常進行 , 承判商亦須設立足夠之告示牌 , 警告及指示非工程人員避免進入
施工範圍。


3.18 分判工程
3.18.1 未得本公司書面同意 , 承判商不得將工程全部或任何部份轉判。
3.18.2 如有全部或部份工程獲得本公司同意分判 , 所有責任及賠償需由總承判商負責及監督
其分判商。

3.19 工程時間
3.19.1 每次工程的承判商須於辦公時間及非辦公時間 , 提供及進行本合約內所訂足之維修
工程。
辦公時間 : 星期一至星期六 9:00am 至 6:00pm ( 不包括星期日及公眾假期 )
非辦公時間 : 星期一至星期六 6:01pm 至豆日 8:59am( 包括星期日及公眾假期 )
( 註 : 當管業處之職員要求停止更換工作時 , 每單工程的承判商均不能再進行標書內 之所有工程 , 承判商不得異議及蒙償費用。 )
3.19.2 承辦商需於收到管業處授權代表書面 / 口頭通知後三去且完成有關工程項目。如為緊
急情況者 , 承辦商須於收到通知後 12 個小時內完成有關工程項目。

4 閻王程慨要

承辦商需依照下列要求工序提供人手、器材及物料完成有閱本標書內各項各眾地方喉管維修工作 :

4.1 外牆喉管維修工程 ( 必須於外牆搭建棚架之喉管維修工程 )
4.1.1 承辦商必須接獲管業處通知後親臨施工位置現場視察 , 並制定有關開工前準備措施 4.1.2 如屬外判位置 , 必須由合資格人士於指定外牆搭建及拆除可用作維修外牆喉管之棚 架 , 並在當日提交有效棚抵「建築地盤 ( 安全 ) 規例表格 5J 給管業處。如棚架未能在
即日拆除 , 承辦商需提供及安裝足夠的戶外防水射燈作晚上棚架照明用。
4.1.3 如所搭建之棚架為不大於 6 呎乘 6 呎面積 ( 單一個計算 ) , 則視作最低收費。
4.1.4 在確定後之工程時間內提供人工、工具、物料及有關之配件維修指定位置、呎吋長度 之喉路。

4.2 本部共有 8 座 , 而樓宇佈局分為新長條型 ( 亨盛樓、亨裕樓 ) 、 YIII 型 ( 亨翠樓 , 亨耀樓、亨榮樓 ) 及 YIV 型 ( 亨昌樓、亨隆樓、亨泰樓 ) 等。

4.3 承判商必須在接獲管業處授權人通知 , 親臨工程現場瞭解有關情況及作出備料等工序。
4.3.1 每次工程費用是依據需要維修的喉管尺寸、種類及長度而計算 , 有關之量度必須由管
業處確定。

4.4 所有更換喉管種類包括 : 1-34/F 單位內 4 吋 UPVC 喉 '4 日才生鐵紅桶喉 '2 日才坐廁排氣喉 , 1/F
單位內 6 日才生鐵喉及大廈雨水渠 (6 吋及 4 日才生鐵渠 /UPVC 喉 ) , 而有關之接駁配件 , 分叉配 件 , 定位配件及其它在工程喉管上之所有配件等 (-I) 日 : 梳結、三叉、十字叉、刃士、喉碼等 配件 , 以原身為式樣。 ) 而所有因更換喉管而需配備之配件價目承判商需自行計算在後頁工 程報價表內不可另加收費。

4.5 更換本屋耶之公眾喉管大致分為住戶單位內及大廈公眾地方
4.5.1 更換住戶單位內公眾喉管
4.5.1.1 負責是項工程承判商 , 需將原有安裝於住戶單位內損毀滲漏之 4 吋或 6 吋公
眾排污喉或坐廁排氣喉拆除 , 並在相同位置重新供應與安裝污水喉管連接駁
自己件。
的 .1.2 有關新更換之污水喉所用物料需視乎該座樓宇整所原有污水喉所用物料而
定 , 而大致分為 UPVC 膠喉與生鐵渠桶。
4.5.1.3 承判商在維修時遇上一般性之石屎打鑿 (200mm 以下石屎層厚度 ) 、過牆收
口 , 泥水收口 , 喉管安裝完畢後之油漆工序 , 承判商必須負責修補至完成及
修補之價目不可另加收費。
4.5.1.4 更換範圍可以分成兩類 , 第一類更換該樓居住戶喉房內或廁所由近天花三叉
位連直身喉管。
4.5.1.5 第二類更換該樓層住戶喉房內或廁所由天花三叉位或地台三叉至對上一層
近地台三叉或天花三叉連過牆宣喉一段。

4.5.1.6 承判商於更換污水渠時需負責拆除廁所坐廁 ( 如有需要 ) , 如在施工時引致坐
們壞需負責更換新坐廁。而新安裝之坐廁不可附加任何可烹制攝

存檔 , 否則當作一切正常。 的 1.9 承判商於更換損壤之污水渠前 , 必須接駁臨時排水管將上眉之污水排走。 4.5.1.10 接駁臨時排水管時需妥為擺放 , 避免污水溢出 , 及引致居民出入不便。

4.5.2 更換大廈公眾地方喉管
的幻更換之喉管包括 : 大廈後樓梯之雨水渠、大廈地下外圍污水渠及大廈外牆之
雨水渠。
4.5.2.2 更換大廈後樓梯雨水渠 , 需將損壞之雨水渠拆除 , 然後於原有位置新安裝同
樣直徑及物料之喉管。
的 2.3 喉管如經過地台或牆身位置需加裝套筒 , 及在地台位做回不少於 100 毫米
( 高 ) 防水石盤。
4.5.2.4 如更換之喉管為外牆雨水渠 , 承判商需搭建臨時竹棚壹幅 , 或環境許可下使
用可裝拆之金屬架進行更換工程。
4.5.2.5 更換大廈外圍污水渠之施工程序 , 可依據的 1.9 項至一 4.5.1.10 項進行更換
工程。

的拆除之損毀污水渠在施工時需妄為擺放 , 在工程完工後 , 將有關拆除工程廢料清走。

4.7 承判商須負責提供及裝設在工程時之所有安全設備及保護設備 , 必須足夠由管業處確認。

的承判商需負責提供及所需維修之及配件 , 而是項工程內所供應之物料及維修或更換之喉管整 項工程為主且且保固期 ( 人為破壞除外 ) , 在保固期內如有損壞或故障 , 需在合理時間進行維 修或更換 , 一切有關用由承判商負責。

4.9 承判商需負責一切與執行修理漏水喉管工程相闋的保險責任。

4.10 承判商於施工前 , 工程進行中及完工後須自備照相機拍照 , 相片不少於三張 , 另相片中能清 楚顯示施工位置 , 並於發票時一起遞交供管業處存檔。



5. 工程細則
5.1 承判商必須有曾經更換木屋那同類型污水渠相關單富經驗。

5.2 承判商必須提供工具、人手、物料、安全及保護設備等 , 完成管業處確定後之時間 , 位置進 行有關工程及工序。

5.3 承判商需在施工前提供及裝設所有保護及安全設備。

5.4 承判商需依照管業處確定更換喉管位置拆除及有關損壞部份 , 而不影響其它正常位置。

5.5 提供及安裝新喉管及有關之所需配件 , 新換喉管及配件須符合水務設施規例最低要求及規
、欠。

5.5.1 新更換的喉管及配件必須符合水務處設施規例定。下列為排水系統設備可探用的各種
喉管物料 ;
5 幻 j 塑膠去水管須符合英國標準 BS 5255 、去水管接駁溶劑須符合英國標準 BS
1449 第四部份及其配件須符合英國標準 BS 5627 規格。
5.5.1.2 生鐵紅桶喉及其他配件須符合英國標準 BS5750 、國際標準 IS06594 : 1983 或
歐洲標準 BSEN877 : 1999

5.5.2 材料及規格


5.5.3 喉碼標準
5.5.3.1 新安裝水喉及其喉管配件須採用不鏡鋼包膠喉碼 (#304) 、不鏡鋼鏢絲及介子
做固定及接駁。
5.5.3.2 所有喉管需用不鏡鋼喉碼及不錯鋼角鐵作支持 , 喉碼距離不少於下列之間
距 , 請參考以下 :

5.6 所有更換喉管之過地台位置 , 完工後需探用 Ronafix 混合英泥沙槳 , 修補地台及做回防水石
塾 , 完工後下層更換喉管天花位置四週 , 以不漏水為準。

5.7 承判商於更換污水渠時 , 避免引致地台去水位淤塞 , 如因工作上引致需負責到樓下單位疏通 去水渠 , 或所有通渠費用 , 由承判商全部負責承擔。

5.8 所有喉管完工後須油上兩站白色磁油 , 以不見底色為準。

5.9 喉管過牆及天花位置 , 泥水修補後 , 油上白色乳膠漆兩咕。

5.10 承判商更換之排污喉或氣喉 , 並依照以下所例各項施工細則及要求進行有關工程 , 而大致 如下 :
凹的更換單位內 4 吋 UPVC 污水喉
5.10.1.1 承判商先將需更換漏水或損壤之污水喉三叉或直身喉拆除。
5.10.1.2 拆除損毀三叉或直身喉管後 , 承判商必須新造一段臨時膠喉接駁更換位
置 , 並備有足夠長度將污水排放到該單位之坐廁內 , 或適當地台去水位。
5.10.1.3 臨時排污喉管可用軟喉 , 但長度必須足夠接駁至該單位座廁或適當地台去
水位 , 如更換期間有任何引致到單位內財物損毀 , 承判商需負責賠償有關
之維修費及損失。
5.10.1.4 如更換接駁廁桶近地台之三叉則必須將圍繞三叉週邊之過牆石屎打鑿起 ,
並致整個叉位完全外露。
5.10.1.5 拆除損毀喉管後 , 將預先量度準備新裝三叉或膠喉駁口位塗上 PVC 膠水 ,
而舊有膠喉之駁口位置亦需塗上膠水。
5.10.1.6 將新喉或舊有喉管準確地接合上後 , 再於喉管接駁位置用力迫賞。

5.10.1.7 而原有接駁污水喉之分支 2 日寸去水喉 , 承判商需依舊位重新接駁 , 並還原
與舊有外觀相同。 5.10.1.8 新裝喉管完成後需在近天花位置安裝相同直徑不鏡鋼防火喉誼 5.10.1.9 如原有單位內 2 吋去水喉 , 或隔氣因更換新喉管時而出現損毀滲漏 , 承判
商需負責維修或更換該位置隔氣或喉管。

5.10.2 更換 2 吋坐廁排氣喉
5.10.2.1 拆除廁所內生誘及損壞之 2 吋坐廁排氣喉 , 然後於原有位置新安裝 2 吋
UPVC 喉。
5.10.2.2 如更換之氣喉在過地台位置 , 需做回防水石望。
5.10.2.3 在喉管適當位置新做不鏡鋼牆碼 , 喉碼之相距須不多於 1.5 米。 5.10.2.4 更換 2 日才排氣喉之施工程序於上述 5. 泊之 6 項至 5.8.2.9 項相同。

5.10.3 更換 1/F 單位內之 6 日才生鐵渠
5.10.3.1 在拆除生鏡之污水渠時需跟據上述更換生鐵紅桶或 UPVC 喉探用接駁臨時
排污喉工序。
5.10.3.2 拆除生鏡及損壞之 6 吋生鐵渠及有關配件 , 然後於原有位置新安裝 6 吋生
鐵污水渠及有關配件連接原有之上升 4 吋污水渠。
5.10.3.3 新更換之 6 日才污水渠更換位置由損壞及生鏡部份開始更換至平台單位外牆
第一段接駁喉位 ( 喉管長度、呎吋、種類及長度等計算 , 有關之量度必須由
管業處確定 ) 。
5.10.3.4 所有新更換之 6 吋生鐵喉及配件 , 完工後需油上白色磁油兩咕 , 以不見底
色為準。
5.10.3.5 所有過牆位置需做回泥水收口之工序。

5.10.4 更換大廈地下外圍 6 吋排污喉
5.10.4.1 承判商於地下外圍更換污水喉時需先探用圓欄或圍帶 , 以避免途人進入。 5.10.4.2 將生鏡及滲漏污水渠拆除及清走 , 然後更換新 6 吋紅士同污水渠 , 更換位置
由地下梳結位至天花頂之接駁位。
5.10.4.3 新更換之喉管完工後 , 需清理現場所有排污物。

5.10.5 更換大廈雨水渠
5.10.5.1 更換大廈雨水渠大致分為後樓梯位及外牆位置。 5.10.5.2 承判商接獲管業處通知更換有關滲漏之雨水位置。
5.10.5.3 更換滲漏或損壞雨水渠之長度及呎吋需按照工程報價表列明報價金額更
換 , 此項工程已包括喉管遍地台位置及造回防水石星。
5.10.5.4 如更換之雨水渠在外牆位置 , 需搭建臨時竹棚壹幅。
5.10.5.5 搭建臨時竹棚之大小按照更換喉管之高度及長度而定。 o 6
日 0.5.6 更換外牆之雨水渠 , 需按照工程報價表列明報價金額更換。

5.11 承判商於整項工程完工後需負責清理是項工程所有被弄污的地方。

5.12 所有排水系統之水喉更換工作完成後 , 承判商須進行漏水測試及由管理處確認。

5.13 如落標之公司在過往未曾投得本公司之工程合約 , 則需額外補交有關公司商業登記証、勞 工保險及以往曾負責之工程項目與工程總金額資料等。

5.14 新投標之公司必須經管理公司與業主立案法團審批接納後方可進行所投得之工程。

General


1. The 'Roofing System' shall mean a roofing system or different roofing systems for
different parts of a building or for different buildings and shall be construed as comprising the selection, supply and laying of proprietary roof membranes, protective layers, insulation, adhesive, any screed or finishing layers to the structural roof deck or slab together with all flashin 郎 , joints around pipes, junctions, surrounds, colI 訂 s, funnels, rain water outlets and the like including priming, sealing, crack filling and other preparation where necessary.


2. Further to General Specification for Building Clause 12.99, the list of Approved
Specialist Roofing Materials Contractors is at Annex A to 也 is Particular Specification.

(i) The Contractor shall supply and lay to each roof of the buildings one of the approved specialist roofing systems and approved compatible insulation materials which in connection with the existing roofing will ensure a sound and watertight roof to comply with the standards and specification of the roofing systems 臼 amplified by the requirements below.


(ii) All acceptable specialist roofing covering materials when applied by an authorized
applicator s4..all be approved in writing by the Maintenance Surveyor.

(ii) they have hopper heads to ensure that no materials fall outside the chutes; (iii) they discharge at a low level to prevent the spread of debris over a large 訂 ea; (iv) debris is sprinkled wi 也 water to prevent undue dust;
(v) debris is regularly removed 企 om site; and
(vi) the rubbish chutes 訂 e to be taken down and removed off site after use and all
disturbed areas made good to match the existing.


Scope of work
6. The scope of work shall include all labour, materials, equipment, fabrication,
transportation, assembly and protection necess 訂 y to provide complete construction and
installation of protected single ply sheet roofing or liquid system as specified, and 泊
accordance and in compliance wi 也 the Specification, drawings, instructions and Works Orders by the Maintenance Surveyor.

7 The Contractor shall ensure 也 at moisture is not en 甘 apped between the existing roof
finish or asphalt, and the proposed Roofing System.


Precaution


8. The Con 甘 actor shall ensure that all works shall be carried out in a safe and worlananlike
manner causing the minimum of inconvenience to the occupants. No debris or objects of any kind, shall be thrown, or allowed to fall 企 om 也 e rooftop or external walls. All rubbish shall be lowered by mechanical platform hoist, continuous refuse chute system discharging into a skip or bunker at ground level, or other method approved by the Maintenance Surveyor. Provide effective measures to reduce dust nuisance to a minimum. Due reg 訂 d shall be given to safety measures throughout the entire contract period.
Storage and handling of materials and debris
9. Roofing materials shall not be held in storage areas or on site for longer than is necessary
in respect of any particular operation. All vehicle _move_ent and parking _hall !'e approved. The method and routes of movement or ma!erials on the roof is _o . be approved by Maintenance Surveyor and _ c__ sh_ll !:>e t_en not_ t<:>_ _damag_ existing finishes. VYhere applicable only approved rubber tired appliances shall be used.


Laving procedure


10. Apply or lay the Roofing System (inc1u__ing_ inter ali_a, _th.e _ propFietary roo.fi_g
membranes, protective layers, insulation, adhesive, screed, [mishing layers, etc.) in accordance with the manufacturers' specifications and recommendations. Particular care shall be taken to ensure that all junctions, joints, details such as skirtings, covering to kerbs, blocks and plin 血仇 edges, plant b 泌的 , expansion joints, etc. and joints around pipes, rainwater outlets, gutters, surrounds, outlets and the like are properly executed.
Flashing to p 訂 apet walls, plant bases, concrete plinths and the like shall be formed at a minimum height of 150mm above finished roof level including cutting new grooves, at a higher level than the existing, for tucking in.


Cut grooves at all skirtings for tucking in the waterproofing material and for providing a neat joint between existing finishes including making good as necess 訂 y.


Roofing material
11. The roofing material shall be laid onto the base layer, which _may be either the cem__t
screed or the insulation depending upon the Contractor's specification and detailing, with the proper type and amount of adhesive suitable_ for the_b_e laye! and with sufficient lap joints at all edges as recommended by the manufacturer's instructions.


Insulation


12. (i) The Roofmg System including any nec_s_ 訂 y protection, together with 個 y of the existing roofmg materials not removed shall provide insulation properties which 訂 e not less than those provided in the original roofmg system.
(ii) Where ordered by the Maintenan_e S_uryeyor_ t_e _on 甘 actor shall submit a detailed specification of - the proposed insulation,_. includi__ the calc_.llation of thermal resistance and streI).gth to show its compliance with the requirements set out in Clause 12(i) for approval by the Maintenance Surveyor.

13. To ensure a watertight roo_: the Con 甘 actor shall, where necessary, replace all defective
flashing, overflashing, capping, etc., as directed on site.

Non-destructive Test


17. Fur 也 e_ t__ General Specifi_ati0l! (or BuiJdin_g.Clau_se 12.117, the Contractor shall employ
a specialist contractor selected 企 om the List of Non-des 甘 uctive Test Specialists for Roofi!lg S ):'s!ems a! Annex C to this Particular Specification to carry out -the in 企 a-red scanning of the roofing membrane.
18. In the event of failure, car 乃 , out, at the Con 甘 _ctor's expense, repairs and subsequent
infra-red scanning tests until the roof is shown to be watertight.
