Particular Specification Renovation of Stanley Post Office
1.0 General
The Works shall be executed complete to the entir巴extent, dimensions, details and true intent of Drawi且g( s) and Specification whether expressly shown or mentioned or not. All materials and workmanship shall conform strictly to this Particular Sp的ification and the applicable clauses in the General Specification for Building by Architectural Services Departme凶, Hong Kong 2003 Edition unless expressly ordered otherwise, and be to the entire approval of the Property Services Manager.
2.0 Extent of Works
The Works to be execut巴d under this Contract shall comprise也巴proviSIOn of all n巴cessa可plant, eqUlpm巴nt, labour and materials for th巴Renovation of Stanley Post 0伍ce to the full extent in accordance WI自由e specification or as shown on也巴Drawings. The major scopes include the following
a) Complete internal and external redecoration
的Construct built in fixture i.e. count缸, wall mounted cabinets, shelves, etc
c) Complete re-roofi月
d) Replace / Repair deteriorated fabric to match original

3.0 Lump Sum Tender
A lump sum tend巳r IS 1工Ivited. The Tender哎's prices for the Works shall b巴deemed to include the cost of all incidental巴xp巴nses of labour, material and the cost of all labour, mat巴rial, plant, t巴mporary el巴ctrical supply and all things and m且tiers n巴cessary for th巴proper carrying out and completion of the whole of the Works as specified
4.0 Site of Works
The sit巴of works is 2 Wong Ma Kok Road, Stanl句, Hong Kong
5.0 Site Visit
The Tend巴rer before submitting his tender is ad,叩ed to visit the Site and make himself thoroughly acquainted with the扣11 ext巴nt and巴xact dimensions of th巴Works involved,出e conditions under which he will have to work and all aspects of也e Works which might affect his tender. Claims on the grounds of want of knowledge will not be entertained. Site visit would be arranged as follows: -

7.0 Description of Works
7.1 Standard ofWorlananship
7.1.1 LJn1ess 0也erwise stated, all works to be carn巴d out shall match the original design and care has to b巴taken to trace金om也巴巴XlS出g building what也e original cons仕uction including宜過te丘als, dimensions and colours etc. should be or should have been.
7.1.2 Samples of materials such as timber section, roof tiles shall be submitted to the Architect for approval.
Samples of all也e approved colours, materials should be kept by也巴Contractor on Site for comparison m白白巴actual work
7.2 General Protection
7.2.1 The Contractor shall巴xecute the Works in such a m且nner as to ensure the safety of, and cause as littl巴
inconvenience as possible to, adjoining properties,也e public in g巴neral, vehicles and workmenτk Con仕actor shall be liable for any dam且ges anslllg ill cons巴quence of his inad巴quate protection
7.2.2 The Contractor shall water debris as necess訂Y to reduce dust nuisance to a minimum.
7.3 Protection from Weather
The whole of all roofs and buildings should b巴left watertight during血e whole Con仕act p巴口od. All reasonable m巴asures are to be taken to prevent ingress of wat巴r into any part of吐le buildings也rough any damaged or suspect缸巴as
T巴mporary roof cov巴rings have to be provided before roof cov巴n且gs ar巴removed for repa江甘le temp or紅y coverings can be constructed of tarpaulins, corrugated sheet, metal foil or timber board securely fixed to也e scaffolding and span over the roofs with ad巴quat巴lapping to keep出e buildings watertight all thetim巳All materials的to be of good qua峙叫of adequate s岫阱and stabil句to ca可也e loads to be sustained. It shall be m且intained to也e satisfaction of the Architect during the progr巴ss of也e Works and removed on completion of Works. The Con仕actor shall be liable for any dam且ges ansillg ill consequ巴nce of his inadequate w閃出er protec位on.
7.4 Demolition and Downtaking
7.4.1 Generally
The work described hereinafter refers to the whole of the demolition and downtakings necessa可for吐le ex巴cution of the Contract. The Con仕actor shall be deemed to have allowed in his Tend巴r for all required demolition, downtakings and associated works with reference to the requirements of the Specification and Drawings
7.4.2 Inspection of Site
The Con仕actor is advised to visit也e Site and satis方himself as t。由e full extent and exact nature of the demolition叩d downtakings
7.4.3 C缸巴of works
The Contractor shall take all care when carrying out demolition and dovvntakings so as to protect th巴 巴XlStillg s甘uc仙re and other血泊位 to be retained. The Contractor shall allow for informing也e Architect in writing of也e procedur巴, sequ巴nc巴, and precautio血he will take in巴xecuti且g the demolition and down姐姐ngs prior to the comm巴ncement of Works. Such consultation shall not r巴liev巴也巴Contractor of any liab立ity und巴r the Con仕act.
7.4.5 In particul缸,也巴Contractor shall exercise due care for the protection of:-

7.4.7 Any dam且ge caused shall be m且d巴good at his expense and to也e satisfaction ofth巴Architect
7.4.8 All也e affected surfaces shall be m且de good to match e犯stmg
7.4.9 All也e debris, mat巴rial, tools and equipmen臼should be stored wi也血也E訂閱as specified by由e Architect.
7.4.10 All吐le fun泣如Ie left in吐le room should be covered by timber board or tarpaulins whichever is suitable to protect也e furrli心Ie企am dust, water and damages.
7.5 Making Good of Affected Areas
7.5.1 Any building element b巴ing cut into, ills但由巴d or dam且ged while巴ffi巴C包19 demolition, downtaking,
repairs, renewals or improvement works shall b巴拉lade good at出e Contractor's expense in a neat and acc巴ptable manner and shall be finished to match the surrounding in eve可resp巴ct
7.5.2、Making good' shall include for all labour and materials necessa可to bring由巴disturbed area to the same fac巴, colour, t巴xtur巴, etc., and in也巴samem且terials as也e surrounding works
7.6 Carpentry and Joinery
7.6.1 All new timb巴r is to b巴the best of its kind, well and properly seasoned of m且ture grow血,企巴巴企am worm
holes, large, loose or dead knot or a也巴r defects such as cracks. All hardwood timb巴r should be non甘apical.
7.6.2 Purlins, batt巴ns and joists are to be non tropical hardwood not less than 600 kg/cu.m (mininlUill) wi也
moisture content to be 10 to 20%. The Contractor is required to demons訂ate也倒也e moisture content of the timber used in the Works achieve such moistur巴cant巴nt. Certificate of origin should be provid巴d for record
7.6.3 During taking down of rotten or broken timber for replacem巴nt orm且king good, great care is required to take out the built-in section so as not to dam且ge也e adjoining plaster work. The Contractor lllliY be required to
cut也e exposed part of也e timber away fITst and carefully break down也e built-in section into pieces by drilling before taking the section out
7.6.4 Make good阻d construction of出lber windows缸e to be fitted wi也仕aditional ironmongeries to match existing. The m且king good of也巴山nb巴r windows is to r巴place the defective section only, complete
replacement of吐le whole timber window is not recommended
7.6.5 Make good and cons仕uction of timber doors is to be fitted wi也甘aditional ironmongeries and door lock.

7.6.7 All timber仕usses, purlins, timber boards, internal and external c巴iling boards, fascia boards are be b巴st quality hard wood and groove jointed wi也finjshed sizes to立latch origi工lal.
7.6.8 All the built in cabinets, shelves, counter should be constructed as shown on由巴drawings. Detail shop d工awings should be submitted for approval before carrying out works on site before ordering

7.6.9 All the built in timber品仿lie items should be constructed with teak-wood ply and with edges and moulding
of solid teak wood. All也efix心自由ms should be prepard and painted with water-based, sati且finish lacquer parnt
7.7 Preservation to Timber
All包nber,巴xistiIig, new and salvaged, used in the Warks should be出ated with colourless preservative to against insect infection, specification for也e preservative should be submitted for approval;也etr闊的1巴nt is to thoroughly soak all parts of也巴timber in也巴solution and allow to企y before incorporation into也e Works. Special attention should be paid to join訟, junctions and concealed areas such as parts that缸巴bu泣t mto仕1巴walls. Th巴Con仕actor is required to cut/shape也e timber to their correct sizes and forms before soaking into the solution to avoid paint on tr闊的lent which is not acceptable unless位le Contractor can d巴mons仕ate that paint on世間的lent IS U且avoidable.
7.8 The Waterproofing Membrane of the Roof
7.8.1 N巴w roofing membrane should be roofi月sheet m且terial wi血泊芷finish巳S祖d with colour matching
巴xisting. The laying of也巴sheet membrane should follow也e sp巴cification as specified by the supplier. D巴tails of layi月of the roofing sh巴巴t at critical area should be submitted for approval.
7.8.2 Proprietary roofing system shall be laid by specialist con仕actors indud巴d as agents or applicators on the
list of the suppli巴r. Samples, catalogue and technical data of the proprietary syst巴m should be submitted for approval before ordering.
7.8.3 The Workmanship should co位lply with Section 12 of the General Specification.
7.8.4 Ten ye訂W紅ranty period are required for也e waterproofmg system. The Wa訂anty of the roofing system
should be in accordance wi也Clause 12.118 and 12.119 of the General Specification
7.9 Termite Treatment
7.9.1 The Works to be executed comprise也e te口旭te仕闊的lent for也e timb巴r structures, timber members of the
roofs仕ucture and all timber fix心res.
7.9.2 The Contractor shall submit manufacturer's instruction, catalogue, literature and proposed method
statement including the proposed terrniticide and the concentration of th巴t巴口niticide solution used as specified by由巴manufactur巴r for approval
7.9.3 Te口nite Treatment
A) I立山al Treatment to new timber
All timber should be cut to也巴corr巴ct size and thoroughly soaked in a trough of approv巴d termiticide b巴fore品ung
B) Surface Treatment to all扭曲er and叫你這個b巴r roof structure and回ber fixtures:
All timber surfaces are to be sprayed wi也approved terrniticide to kill all termites found and to prevent termite attacks. The terrniticide should not left any stain on the timber surface after the tr巴atrnent.

Th巴cons仕uction of metal doors should include由e ironmongeries and door lock. All metal door should be of galva血zed steel.
百1巴m且king good of the window grill bars should include replacem巴nt of the s巴riously corroded sections.
Shop drawings and fIxing d巴tails of the counter screen should be submitted for approval
7.11 Painting
7.11. 1 All new surfaces缸e to be pr巴pared according to也e General SpecifIcation Section 21 befo閃閃閃iving new paint. Prepare of wall surfaces shall include replac巴ment and repair of hollow/cracked wall plaster
7.11.2 All loose paint on exis討ng external wall surfaces are to be s仕ipped off and prepared according to也e General SpecifIcation Section 21 before receiving new paint
7.11.3 Unless a也erwise specified, the number of coats of paint on n巴wand redecoration of existing surfaces are to be two undercoats and one fInishing coat and to comply wi血也e method statement and preparation requirement of the proprietary paint system
7.114 All也e external rendered surface should be made good prepared and painted with water-based external tex仙re paint. The paint system should have good "breathing" power to allow由巴mOls仙Ie vapour to escap巴巴ffectively. Paint catalogue and technical data she巴t should b巴submitted for approval
7.1 1.5 All paint fInishes on巴xisting timb巴r windows should be completely stripped off and prepared according to the Gen巴ral Specification S巴ction 21 b巴fore r巴ceiving new paint.
7 .11.6 Water-base synthetic paint should b巴used for painting of世nber surface and metal surfac巴. Paint catalogue and technical data sheet should be submitted for approval
7.12 Brickwork
7日I Joints
Brickjoints should not exceed 3.5mm wide and should m且tch巴氾S自19 joints.
Joints must not be flush pointed but should be slightly rec巴ss or hollow and brushed while the mo叮叮is still green and at all costs kept back金om the face of the brickwo丘, smudgy edg巴s to pointing will not be accepted
7.12.1 Mortar
Mortar shall be lim巴mortar in a proportion of 9 parts sand; 2 parts 油田,組d at most 1 pa口Portland c巴ment (dep間出時on也巴natur巴of也巴bricks). Sand shall be well graded sharp gritty sand of course-texture which shall be brushed down to reveal也e gritty texture on completion. Lime shall be hydrated or semi-hydrated lime complying with BS 890 class B or 血泊1訂阻d approved. All should be in accordance with G. S. items 9.15 to 9.18, 9.22 to 9.24
百le mortar mix given above is considered as a guide and the Can仕actor shall allow for experiment m血y 臼nes to achieve也e required st祖dard as approved by the Architect in阻ypa討lC叫ar location.

7.12.3 General

In view of the contrast between dark grey/green bricks and the white mortar, it is pa吋cular important也at all joints shall be crisp and cl巴血with no mortar drippings over由e general surface of brickwork
7.12.4 Re-poin也IgofBrickwork
If也巴re is still mortar in the joints, joints shall be raked out to a depth of20mm, the wall shall be thoroughly cleaned and saturated with water before neatly re-poirIted with a fairly世y rrllx. No pointing shall be spread ov巴r the surface of brickwork; slightly rec巴ssed j oint such as stuck w巴athered joint is required
7.12.5‘Dentist' replac巴ment
Replacem巴nt of missing or deteriorated bricks by pi巳ce in method including re-pointing of brick joints.
Provisional quantities have been illcluded in the Schedule of Works for Buildillg Works at Appendix A t。 也is Particular Specification for dentist replacement of deteriorated bricks.
Deteriorated bricks include those cracked, broken bricks, worn bricks for more也an 3mm depth, and bricks m白白e hard surface skID worn away. Ar巴as of missing or det巴riorated bricks to be r巴placed by new or
salvaged bricks shall be indicated on sit巴to也e Con仕actor by the Architect τbe Con仕actor is required to provide access to all parts of the buildirIg so也at也e Architect c祖identify ar巴as wh巴re replacement is
r巴quired as e征ly as possible to suit也巴delive可period of replacem巴nt bricks.
R巴placement of bricks shall be done by piece ill method as follows:
(a) Areas identified to be replaced including deteriorated bricks, mortar/cement fillings or plaster should
be completely taken out without affecting也e neighbouring sound bricks
(b) All existing mortar j oint and pointing to be carefully removed to I巴ave a tidy position to receive也E
piece in bricks.
(c) Header and tie bricks adhered to both the irmer and outer leave of the walls should be completely
taken out even though only one side of it m且y be deteriorated or missing.
(d) Thoroughly wet也e position of replacement with water and piece ill the n巴w or salvaged bricks with
mortar of similar rrllx as巴xisting. The final smface over the replac巴d area should be flat in relation t。由巴巴泣S他Ig surface of the wall.
(e) Brick used for piece ill r巴pair should be ill one complete piece with similar colour and dimensions
as the e犯S臼Ig neighbouring bricks and should be laid ill由e same pa位ern as the e氾stl且g
7.12.6 To formop巴血且g on walls, the brickworks should be removed carefully血d stone lintel should be installed if necessary. The op巴Ding should be m且de good aft巴r housillg也巴old letter box and old st阻1p machine.
7.13 Replacement and Repair of Hollow/Cracked Wall Plaster
All crackedlhollow plaster is to be chipped off. Boundaries of chipped off plaster should be ill straight lines
τbe newly applied plaster should have sirrlllar mix and content as也e origirlal plaster and the junction betwee旦出e two should be carefully levelled off to make a p巴If巴ct flat surface. New plaster should be properly bonded to both the substratunl and the巴xisting plaster.

7.14 Flooring
7.14.1 Pr巴paration work巴xternal paving shall include taking up exi吋且g floor finishes, all necessa可excavation, 血ling and compacti且g the ground to receive n巴wfi血shes to ensure也at the new floor surface is flat and matches位le e氾sting finished floor level with respect to neighbouring features.
7.14.2 Canton Tiles Paving
“C叩ton" tiles to be hard, sound, square, well burnt,企巴巴金om twist, cracks for other d巴fe惚,30 to 35 mm 也ick and企om 300 to 400mm square.
Edges of tiles ar巴to be straight with no depression exceeding 3mm m巴asured by a st巴巴I rule.
The surface of tiles should be flamed finished and completely flat with no depression exc巴巴ding3rmn measured by a steel rule.
7.14.3 Patch repair ofterrazzo floor finishes
The terrazzo floor finishes should be scrubbed with alkali企巴巴soap to remove也巴adhesive or other residue m且terial on the surfac巴after removal of the exis伽19 vinyl tiles
The ar巴a of patch repair is to be specified by也eProp巴拉y Services Manager after remov巴r of the existing virlyl tiles. Normally repair to hairline cracks is not necessary
Patch repair will be r巴qu扛ed ifth巴area is damaged previously by other fixture. Th巴area will b巴WIT巴cut to straight edge and laid monoli也ically wi由mosaic of polished marble chippirlgs to colour cement mortar to match exis自19.
8.0 Make Good
8.1 It means to ca叮out works to return an object to 自original forms in good condition and serving its original functions with no obvious dam且ges or missing parts and in a neat, straight, controlled and orderly alignment It must be sb:essed that certain degree of craft and design is required to achi巴ve由巴origirlal complete form. It shall irlclude washing down, replacem巴泣, supply and fix missing parts/components and reconstruction using new or salvaged or origirlal sound materials
9.0 Photographic Record
9.1 During various working stag巴,也巴Con仕actor shall provide details photographic records of the芷wo址, special
findirlgs after removal of debris or s甘心tures, m且terials, and也巴finished works. The photos together wi血也E digital r巴cord should be submitted to A工chit巴ctural Services Department for record
9.2 Photographic record of oth巴r hidden works shall also be produced in order to provide comprehensiv巴
evidence for measurem巴nt and for future rnairltenance.
9.3 Shop drawirlg of built-in fix仙re should be submitted for approval. As built drawirlgs訂e required to be
submitted for record
10.0 Record of Methods and Materials Employed
10.1 A simple record of methods and m且terials,的-built drawirlgs proposed by由e Con甘actor and accepted by由巴 Architect employed in this pr句巴ct should be kept and one copy to be given to the Architect for fu心re 立lallten位lce purpose.
10.2 Shop drawirlgs and as built drawirlgs of cabirlets, shelves, wirldow and doors should be submitted for approval 組d record
10.3甘le record shall contain types of materials used (irlcludi且g common names and technical names), area of application, mix proportion, method of mix, method of application, code name or number巴tc., to allow

10 .4 The Con甘actor is also r巴qu的d to prepare A3-size sample boards of the materials used for approval and kept on site for reD巴rence.
11.0 To Match Existing and to Match Original
11-1 To Match Existi血
11 J. 1 The Con仕actor is required to follow也e clim巴nsions, colours, design, m且terial, construe丘凹, artworks and dressing of existing features.
11 .1.2 Existing features refer to buil也立g components found inside也e building and should include compon巴nts similar in design, cons仕uction,artworks,natur巴, use to也e specified elements and m且t巴rials.
11.2 To Match Original
11.2.1 The Con訂actor is required to eπlploy experienced craftsmen to cons仕uct由巴items as spec也ed to match the record photo of the Post•O伍ceo
11.1.2 Shop drawings should be submitted for approval before e油印tion ofth巴Works
12.0Environmental Aspects
12.1 Dust企om Debris Handling
12.1.1 Cover也e debris with impervious sh巴eting or store them in a debris collection area shelt巴red on the top and 也巴也ree sides.
12.1.2 Avoid企ee falling of d巴bris while removal roof material, use basket and the like to ca訂y suchm且把rial企om 也e roof to ground level for disposal.
12. Spray the debris with water or a dust suppression ch巴mical so也at It re口millS wet before it is carted away.
12.2 Materials Arising企om Demolition, Site Clearance and Alterations
Unless oth巴rwise specified, materials arising企om也e demolition or site clearance will b巴come血e prop巴吋F of the Contractor. Remove from也e SIte as吐1巴workproc巴巴ds. Remove to an approved dump all surplus materials and debris. Sort all such surplus mat巴rials and debris as may be required to meet disposal
conditions and requirements at由e dumping site.
12.3 Dust丘om Pneumatic or Power-driven Drilling, Cutting and Polishing

14.0 Outline Safety Plan, Full Safety Plan and Risk Assessment Analysis
The tenderer shall submit with也e tender an Outline Safety Plan which shall contain a list of也e safety and health hazards being identified and sufficient information to demons仕ate feasible proposals for achieving effective and efficient health and safety procedures. 15.0 Insurance

17.0 Environmental Consideration

18.0 Commencement and Completion Date
The Contractor shall commence the Works within 7 (seven) days after acceptanc巴of the Tender. 19.0 Programme

20.0 Warranty and Defects Liability Period (DLP)
The Contractor shall provide warranty for也e period of 1 (One) years on both material and workmanship by the con仕actor企om也e date of certification of compl巴tion. Prescribed Waπanty Forms will be provided by Property Services Manager to也e success如It巴nderer at a later stage

PARTICULAR SPECIFICATION BUILDING SERVICES WORK
I. EXTENT OF BUILDING SERVICES WORK
Tills Particular Specification describes the supply, installation, testing, commIsSIOning and maintenance of the entire Building Services Installation.
The Building Work Contractor shall employ Specialist Contractors under the List of Approved Suppliers of 1\在aterials and Specialist Contractors for Public Works to c缸TY out the building services work. This Contract works shall be carried out in a manner consistent with good practice in Hong Kong and to the satisfaction of the Property Services Manager.
2. SCOPE OF WORK
2.1 Electrical Installation
Electrical installation shall be provided in accordance with the Tender Drawings, comprising:
a. Upgrading the existing 60A SPN fuse switch between the 100A cutout and the tariff meter of the power company to 80A SPN. The Contractor shall allow for liaison with the power company as required.
b. Replacing the existing SPN MCB dis甘ibution board with a new I8-way 100A SPN MCB board ‘EE'; providing a new 6-way 100A SPN MCB board‘AC' with supply企am‘EE\
c. Supply and install I3A socket outlets as shown on the Drawings. RCBO with 30mA sensitivity shall be installed at the distribution board for the socket outlet circuits.
d. Supply and install 2A fused connection units for fans and 13A fused connection ill吐ts with switch for air-conditioning indoor units as shown on the Drawings. Fused connection u立ts for fans shall be can仕oIled by SA DP switch with pilot light.

e. Supply and install 2/c PVC/SWAlPVC Cu cable for connection from kWh meter of power comp祖Y to MCB boaτd 'EE'; and lIc PVC Cu cables for final circuits. Single core cables shall be housed inside G.I.甘unking or conduit. Cable cores shall be identified in accordance with Amendment NO.1 :2007 to the Code of Practice for the Elect泣city (Wi世ng) Regulations (CoP).
f. Supply and install all equipotential bonding, supplementary bonding and associated accessories in compliance with the BS 7671 or IEC 364 requirement for Electrical Installations and General Specification for Electrical Installation, 2002 Edition.
g. Supply and install trunking, conduits, adaptable boxes and all necessary accessories for the CCTV system, staff call system, security system, telephone points and LAN points. The locations of these installations are shown in the Tender Drawing. The Contractors shall verify on site for the conduit I trunking system for connection with these installations. Cable and wirings for telephone points and LAN points will be supplied and installed by others
h. The Con仕actor shall be responsible for the protection of all existing installation during construction. In case any existi月installation is damaged during construction or cannot 長江lction properly after the re-installation and modification work, the Contractor is responsible to provide new provisions same as the existing one at his own cost.
i. Co-or吐ination with other services to complete the installation.
j. The con仕actor is responsible to closely coordinate and liaise with the Post Office during the whole installation period as required.
k. Testing and Commissionirig of the electrical installation after installation work.
2.2 Lighting Installation
Lighting installation shall be provided in accordance with the Tender Drawings and the Specification. The installation shall include:

2.3 MVAC Installation
MVAC installation shall be provided as shown in the Tender Drawings. The installation shall include but not limited to the followings:
a. Supply, install, commission and test 3 sets of split type air-conditioners with associated I忘記gerant plpmg, condensate drain pipe and control in accordance with the specific requirements as stipulated in this Particular Specification, the AlC General Specification, the recommendation企om the manufacturer, drawings and all other relevant documents
b. The Con仕actor shall supply and install the thermal insulation for re企igerant pipes and condensate drain pipes.
C. The Contractor shall design, supply and install the企ame support for the condensing unit of the split type AlC units with sufficient maintenance/ access space.
d. Supply and install an exhaust fan and two orbital fans as shown on the drawings.
e. Testing and commissioning of the air-con吐itioning and mechanical ventilation system.
Split Type Air也onditioner
Selection of equipment shall be based on the drawings and design criteria given in this Particular Specification.
Air-cooled split type air-conditioner shall be complete with all control wiring and motor starting equipment and shall be properly selected for the type of application and long re企igerant piping.
The air-conditioner shall be incorporated with heat p田np system to provide winter heating
In all air-conditioned aτeas, the noise level shall be less than NC40 when all the MVAC equipments are in operating. The Contractor shall submit calculations with supporting documents proving that the selected equipment will comply with the above-mentioned noise level requirement for the Property Services Manager's approval prior to the ordering of equipment.
Condensing unit shall be of forced draft horizontal discharge ty柄, with integral finned seamless copper tube and copper fin and constructed and tested to at least twice the normal working pressure. Condenser fan shall be driven by a weatherproof motor anιprovided with adequate vibration mounting.
Re企igerant piping shall comply with the following:
(a) Re企igerant piping installation shall comply with BS4434: part 1.
(b) Pipework shall be of copper
( c) Flexible connections shall be inc。中orated血both discharge and suction lines at the points of connection to the compressor. Safety pressure-relief devices shall be incorporated into the system and piped to atmosphere.

(d) Design shall ensure correct re企igerant distribution to evaporators; no liquid re企igerant drainage into compressor during shutdown nor liquid entry during operation; avoidance of lubrication accumulation and slugging in the suction line. All arrangements shall maintain a clean and dry system. Excess superheat of suction line gas at compressor inlet shall be prevented.
(e) Re企igerant pipe shall be factory leakage tested, dehydrated, oil and re企igerant charged and shall be adequately insulated.
的Size of the re企igerant pipe and its insulation shall be in accordance with the recommendation企om the manufacturer of split-type air-conditioners.
Condensate Drain PiDe
Condensate drain pipe企om the split-type air conditioners shall be installed, connected and completed. Conιensate drain pipe shall be ofuPVC made with standard BS 3505 Class E and properly insulated.
Thermal Insulation
Re企igerant and condensate drain pipes shall not be less th扭扭mm in thickness of CFC企ee flexible closed cell elastomeric insulation completed with approved finish coating
2.4 Closed Circuit Television (CCTV) Installation
The Contractor shall supply, design, install, test and commission a CCTV system as shown in the drawings. The system shall comprise of:-
a. A Digital Video Recorder (DVR) capable of connecting 8 cameras. The DVR shall be able to store images企om 8 cameras for 7 days round the clock recording, and shall be equipped with a DVD writer to transfer recorded images to DVD media.
b. 3 nos. of indoor dome type and 1 no. weatherproof outdoor dome type CCTV cameras having the following characteristics:-
a) Television standard : CCIR 625 lines, 50 fields/second
b) Image sensor : Colour CCD, better than 430,000 effective pixels
c) Scanning area : 1/3" or 1/4"
d) Resolution : minimum 430 horizontal TV lines
e) Minimum illumination: 1.5 lux

2.5 Security and Staff Call System
The Contractor shall supply, design, install, test and commission a Security and Staff Call system. The system shall comprise of panic buttons, in企a-red sensors, movenlent detectors, burgl缸alarm, electric door lock with release button, burglar alarm panel with telephone link to Sec旺ity Control Centre, and a staff call button with staff call panel as shown on the drawings.
2.6 Survey and Investigation of E到sting Services
Unless otherwise specified, all existing electrical facilities and equipment are to be retained without modification. The Contractor shall have full responsibility to trace out the existing provisions on site. The Contractor shall only take down and clear away existing provisions when instructed by the Property Services Manager.
2.7 Other Works
Apart企om the above installation works, the Con仕actor shall allow for:-
a. Submission of installation programmes and statutory submission checklist.
b. Submission of equipment/material and drawing schedules.
C. Provision of installation/shop drawings, builder's work drawings, manufacturer's shop drawings, progress drawings and record drawings.
d. Provision of colour equipment catalogue and technical information.
e. Provision of all licence for use of so丘waτe in operation of equipment as required

i. Submission of operation and maintenance manuals, and as-fitted or as-built drawings in form of blue print, micro-films and CD-ROM computer disk storing in the format of CAD files to ASD upon completion of the installations.
j. Provision of spare parts and special tools as requ叮ed by the Property Services Manager.
k. Provision of all equipotential bonding terminals.
3 OPERATION AND MAINTENANCE MANUALS
a. The Contractor shall submit to the employer血豆豆copies (one of which be an original) of the operating and servicing manual for each of the building services installations. The manuals shall be in English and in SI ill吐ts.
b. The manuals shall contain at least the following, written with individual sections for different services and fully indexed. : -
i) Details and cross-referenced index of contents.
ii) Index of 'record' and/or 'as-built' drawings.
iii) General description of all systems and equipment.
iv) Setting up and operating instructions for all equipment and systems installed.
v) Detailed description of con仕01 sequence and operation for all systems including, unless otherwise specified, reduced scale copies to A3 size of all con仕01 and electrical schematics. Schematics shall incorporate all type, size, references and all settings.
vi) Copies of all testing, commissioning and balancing records and data in the format as
required by the relevant B.S.B. Testing and Commissioning Procedures and other authorities.
vii) Details of all equipme凹, plant and ancillaries settings and actual values maintained
by controlled variables during commissioning.
viii) Frequency and full schedules of routine maintenance and servicing procedures including full specifications for any required consumable.
ix) Contact name, telephone number an吐address of suppliers shall be provided.

x) Manufacturers literature including certificates and factory test reports, clear detailed drawin郎, sp缸e p訂t lists, electrical circuit, printed operating and maintenance instructions, etc. The literature shall be specific to items actually supplied for this p缸t of the Contract Work.
xi) Schedule of items of equipment and plant stating the location, name model, number,
manufacturer's serial or reference numbers, duties and performance data. This information may be incorporated under the data recorded in item (vi) and (vii) above
xii) Diagrammatic drawings of each system indicating the principal items of plant and equipment including numbering codes or similar to co-relate with information given under item (x) hereof.
c. The manuals shall have pages of A4 size only (or A3 size folded) and shall be encased in durable hard covers with permanent lettering on spine and front.
All manuals shall be bound in such a manner that they will lie flat when open. Should loose leaf ring binders be utilised they must be of the four ring, or ring type with all holes in sheets reinforced. On completion of final assembly the rings shall be soldered closed to prevent removal of sheets. The number of sep缸ate manuals volumes required will depend on the size and complexity of the installation concerned.
4 AS-BUILT DRAWINGS
a. The Contractor shall deliver to the employer旦旦~ fully amended package of ‘as-built' drawings comprising of th豆豆sets of print and血豆豆sets of CD-ROM computer disk in the format of CAD files.
b. Each drawing shall be clearly marked in 10mm or larger block characters ‘As-built' in the bottom right hand comer ofthe sheet.
C. The' as-built' drawing set shall include not less than the following: -
i) Schematic diaσrams of all systems.
ii) Individual floor plans and sections showing to a scale of not less than 1:50 all
installations accurately located.
iii) Wiring and schematic diagrams with settings and adjustments noted for all electric/elec仕orne con仕01 systems, con仕01 panels, motor starters, interlocks, etc.
iv) The size組d positions of all plants, equipment, switchgear, etc., clearly identified by their service and dimensioned locations.
v) Complete set of symbols on a sep缸泣e drawing with symbols used for individual drawings being identified.

d. In addition to the provision of 'as-built' package, the Contractor shall provide and install in the relevant plant rooms企amed under glass, non-fade reduced prints of the Schematic diagrams for all systems. Exact numbers and locations to be determined on site.
Glazing shall be polished plate of not less than但un thickness mounted in natural finish, ex仕uded and anodised al也mmum企ames with the prints mounted on acid free mounting board and the whole backed with marine grade plywood not less than 8mm thick.
e. All‘as-built' drawings shall be produced in CAD, with the format capable of being read by Auto-CAD release 2000 in a desktop computer.
5 SUPPLY OF INSPECTON, MEASURING AND TEST EQUIPMENT
The Contractor shall supply calibrated equipment as the attached within one month企om the commencement of the contract. The equipment together with the relevant documentation shall conform to the requirements as set out in the following: -
a. The equipment shall be calibrated by laboratories accredited by the Hong Kong Laboratory Accreditation Scheme (HOKLAS) or other rec。但ised accredited laboratories. The calibration shall be made against certified equipment having a known valid relationship to internationally or nationally recognized standards. Where no-such standards exist, the basis used for calibration shall be documented. In such cases, the laboratories shall provide satisfactory evidence of correlation of results, for example by participation in a suitable programme of inter-laboratory comparisons or proficiency testing.
b. The calibration and acceptance of the calibration of the equipment shall comply with the requirements as set out in the schedule.
c. The Contractor shall define and document the process employed for the calibration of the equipment including details of equipment type, unique identification, location,企equency of checks, check method, acceptance criteria and the action to be taken when results are unsatisfactory.
d. The Contractor shall maintain and submit calibration records of the equipment to the Property Services Manager which include: -
i) The description and unique identification of equipment.
ii) The date on which each calibration was completed.
iii) The calibration results obtained after and, where relevant, before any adjustment and repa立.
iv) The assigned calibration interval.
v) Identification of the calibration procedure.
vi) The designated limits of permissible error or accuracy of equipment.
vii) The source of the calibration used to obtain traceability.

2. The tenderer should also note that the items and description given in this Schedule a:τe for the m句or items of works only and shall not in any case be regarded as exhaustive.
3. The Contractor is required to price, extend and total the Schedule of Works and submit this toge出er with any additional items he may require, as the Schedule of Rates referred in General Conditions of Con仕act Clause 59(5).
4. Read in conjunction with the Drawin郎, General Specification for Building 2003 Edition and Particular Specification.
5. The dimensions and approximate quantI世es shown in the drawings and descriptions below are for indicative purpose only. The tenderer is required to ascertain dimensions and the exact nature an吐extent of the Works on Site before submission of Tender.
