For some reason NU and the Falls have become tied at the hip. I am not sure why that is. Or how it came to be.

The actual idea for the project is quite a good one. There are all sorts of projects that have set out to do exactly what NU and the falls is proposing.

I would guess that not many of these projects are starting with the very low starting point this potential project would. NU is also not a big enough school to truly driver critical mass to support infrastructure of development.

Fast casual places and bars will not open there because there will be no business when students are not there. This is why Third Street never took off. Places were packed when in session. And the tourists on third street could not support all the businesses during off school time.

NU would be better served, in my view, trying to do the same thing ON CAMPUS. They have so much damn land. Build something like a private community on campus. Kids can live there and get an off campus feel. Parents will like it because its on campus. And the businesses will have a better chance to survive.

Suppose this happened and 300 kids moved this place. 300 kids are not enough to support this from an investment standpoint.

Here is a cool story of what happened in South Bend. E. Eddy is right across from campus and about a 5 minute walk from the football stadium.

I disagree. NU could actually build a "city within a city" similar to what Notre Dame has done, which could save a lot of money and should have been done 30 years ago when crime went up. They could specifically target students with families, and the return on investment (ROI) would likely take 20+ years to fully materialize—by then, most of the staff will be long gone.

As for partnering with a dead city like NF, that doesn't make sense to me. NF ceased being a viable city in the early '90s (80s?), so why would NU invest in something that's already long gone?

NU has three options: they can cater to their existing access base (which has a very low turn-away rate, with 90% already in), go lower 99%, or take a risk by raising admission standards. But they can't realistically do the latter without potentially jeopardizing enrollment. So, the real question is whether they want to devalue their degree further or just maintain the status quo. What’s their move?

I personally moved my grandmother out of city 30 years ago due to safety concerns, and I can't imagine living near that area now. There was far too much traffic on her street—people are coming and going all day and night, and not staying long, which just adds to the instability and safety risks.

I'm baffled that, with an international destination like the Falls and a reliable energy source, we couldn't make it work.

NF, NY has always been compared to NF, Canada. The city of NF,Canada & the Province of Ontario have proven over the decades that their planning and management has resulted in success for both entities; while NF, NY , Niagara County and the State of NY have failed on most facets of governing.The results of higher taxes and public administrative failures is legendary. Thus,the public and private sectors all suffer.Another problem NF, NY never solved was whether it was going to be a tourist economy or a factory/manufacturing hub. Tourists would come to NF,NY and see and smell the air pollution and I believe that was very disconcerting to them;so they would spend most of their time and money in NF, NY.
