Subject: leaaky flat roof

We have lived in our house for over 12 years I di not know when this flat roof was put on but we now have a small leak. As we live in Florida what would be the cheapest and or easiest way to fix? Thank you.

The least costly and most effective way to cure this problem is as follows:
1. Locate the leak source.
2. Clean the spot as throughly as possible with a scrub brush or broom and dish detergant.
3. Dry the area.
4. Coat the area expanding your coating 6-8" outside the leak hole.
5. Place a piece of either sheet matal, aluminum, or metal flashing over the coating, press it down firmly.
6. Place a couple of nails or screws through the metal into the roof.
7. Coat the entire piece of matal and a 3-4" area outside the metal with the roof coating.
8. Lighter fluid or gasoline will clean your hands and tools.

This repair will cost you $ 8 -10.00. The roof coating and metal can be urchased at Lowes or Home Depot.

P.S> Let the can of roof coating sit in the sun for a hour or so before using & it is better to apply the roof coating when it is warm outside, as it spreads easier.

I agree pretty much with steps 1-4. Maybe not 4 though depends on the coating you are using which also depends on what type of product it is. I have no idea what RD's use of the metal is for? Maybe he thinks your patching a hole?

If it is a torch down roof its either leaking on
a seam,
flashing,
some place where the installer might have over heated the product causing it to fail before the product's life expectancy,
or your roof has out live it life expectancy and its time to replace it.

If its on a seam you might be able to apply some heat to the seam and seal it.
If its on a flashing you'll want to torch down a repair to that specific flashing.
If its where the product was over heated a patch could be torched down over that area.
If the product has out lived its life you could end up constantly chasing leaks (fix one, find new one) every couple of months until you replace the roof.
If your torch down roof has a lot of blisters, pealing, and cracking it probably should be replaced.

If it an emulsion roof you just need to clean the area where its leaking and coat a couple more coatings to the needed area. These emulsions can be expensive for a whole roof but it might be worth while to put another coat or two over your whole roof if its in good enough shape to take another coating (no blisters, pealing, or extensive cracking) before it gets so old it won't take one.

If its a hot mop you'll probably need to use that asphalt patch stuff and apply that stuff on pretty thick to the leaking area. You can install a torch down roof over a hot mop though and you might want to consider that and they'll have to clean up any asphalt roof patch you use before they apply the torch down. You can't patch a hot mop with torch down though. If you have gravel on your hot mop you'll need to make sure they spud the gravel off before putting the torch down on.

Regardless, I have no $8-10 repair suggestions that I have any confidence in standing by as a contractor.
