] Date Posted: Mon, Aug 08 2005, 2:56:33 Hi, here's me senario & I need your opinion... I have bought a HCAP m'ship in 2002 & the full payment will be over in a few mnth's time. After that time, I will need to start paying the annual maintainance fee (MF) of about AUD$400+, regardless of whether I use the 1 wk slot or not. The marketing cmpany is now introducing me a "more flexible & fair m'ship" : Club "E" m'ship. They said I can convert to Club E with a top-up (~$6000) & will get payback of S$500 if I do not use the 1wk slot in that year. If i use, then just pay that S$500. With this new m'ship, thay said I don't need to pay any MF. This new m'ship has resorts in HK, Thailand, China, M'sia & Australia, but the HCAP has resorts in Australia only. But if I'm not wrong, there r only resorts in China & Bali now. The rest I think are either under constuction of not existing. Moreover, they said if cnvert to Club E, this compny wil then b able to sell my m'ship for me becoz they do not sell (my current) HCAP m'ship for their clients. They said if $6k at 1 shot is a bit hard 4 me to cough out, they also have "attractive" installment plans. Any advice if I shud convert? Really in dilema... Just wanna sell off my m'ship becoz I foresee the annual maintenance fee burden. Date Posted: Sun, Aug 14 2005, 2:45:22 I suggest you forgo the membership. Just let it rot. Do not put in any more money into this membership, if you are not able to fully utilize it. Don't get tempted to pay any fees upfront to a reseller to sell your membership for you regardless of the promise of ability to sell. It does not work. If you have not once used your membership since you bought it, then there is no point in carrying on feeding it with your hard earn money. If you are thinking of selling this membership on the resale market to recover your cost, i think the chances are very slim. First they introduce u a timeshare membership and ensnare u with an 'unrescindable' contract. And mind u there is no fixed price for this membership. If u compare notes there are others who have paid far less than what u have paid for the same membership with the same company. And then the horror starts. U have to keep paying the maintenance fees which will be going up over the years (never down). And that's where after your realization sets in, they will tell u about a wonderful new programme that does not have a maintenance fee and comes with an attractive cashback! U fall for it and sign up for this new membership! And lose whatever u have paid and continue to pay more..... and get into a legal wrangle with the lawyers .... and get threatening calls at your home and workplace.... My friend there is no resale value in your membership. No one will buy a second-hand timeshare membership. The only people who will buy your membership are those crooked timeshare traders who will offer u an attractive trade-in only if u sign up for another membership. Don't trust timeshare resellers for they are in cahoots with timeshare companies and holiday clubs. Your personal particulars may be circulated around and u will receive calls from unkown people! I agree with sim said just forget about membership, treat this as investment loss and get back to our life. Just have to be carefull since they have our information, they might keep contact u and using the hard selling skill to convince us. I am quite surprise why gorvernment allow this type of company registered in singapore, the story will never ending if they still keep doing the same tactic to other ppl. Date Posted: Fri, Oct 07 2005, 23:37:23 there is no such thing as onverting or trade in. there will simply write to Hcap to cancel your membership. what you pay for converting is actually subscribe for their club membership. if you go for holiday frequently and timeshare meet your requirement, stay with it. otherwise not worth holding the membership or convert to club membership. if you join country club membership in singapore, you get to enjoy the facilities. what do you get when you join their club member. If you want to cancel your hcap membership, just write to hcap in australia, they will glad to cacel your membership FOC.( no more maintenance fee but you will lose whatever you had paid.) Date Posted: Sun, Oct 09 2005, 4:31:03 I am not really sure what reasons are restraining the goverment from clapping down on these scammers. The scammers might be working in some grey areas of the law that makes it difficult to pin point their activities as illegal. What the goverment could do is lengthen the "cooling off" period to 14 days. This will make it difficult for them to hide the "truth" from those that are being sucked into their schemes. 3 days are really not enough time for the smoke to clear for those that are conned into their scheme.
