Subject: Two years ago my land was worth about $800.00 an acre. Now it is worth nearly twice that. I am on the same highway that Tyler is on but about 100 mi. West. The very small, back yard rancher is gone from our area. They may still live there but no longer run cattle. It's just not worth their time and many of them are just too old. There are no locally owned banks left here. The folks that used to buy a few cows with borrowed money they got by just a telephone call to the banker won't mess with the 'chain' banks loan application.
