Me tinks the newbies moved in because the 'Burgh was cheap relative to where they thought they were escaping from. Not only were they buying/bidding up RE they were buying into the meme of "stake-holder" capitalism. If it weren't for the covid thing ushering a flood of fiat and fear, the RE market, as part of the whole economy, was a couple of steps short of tanking. Fast forward two years, inflation AND rates are rising. Compound that with "the important issues" you allude to, well... "when stress tested, the veneer of civility is far thinner than most would care to believe". "Ghetto rich" (meant in the general sense) is peaking... I take the timing of this building purchase as another tell.
