Well, we were preapproved for the load in the amount of our offer (and a bit more if necessary). Don't know how much that really means but it *sounds* good. We drew up the papers for the offer, knowing that these people will counter. Hopefully we'll agree on a middle price. We're looking at some pretty big, scary numbers but with a few adjustments (bye bye cable internet, hello MSN! and a few others) we should be able to do it. The thing that really frightens me is possibly having to swing two mortgages until this home sells.

Right now we have a 900sf home that was a "the lease is up and we want to buy something NOW" kind of thing. The home we're looking at is in a nice neighborhood about 1/2 block from the park and two blocks from the kid's school. Almost 1700sf not including the full basement, large wooded lot, hardwood floors, all appliances stay and are in good condition. If we get it, we'll have to convert the upper floor into two bedrooms for the girls as it's now the master bedroom w/3/4 bath. The house has a lot of potential. We'd also have to put up a fence and build a deck - there's a rather trecherous hill leading to the back yard right now. All doable with some time. Luckily the people decorated tastefully and recently so there's not much that needs changing immediately. Right now I'm just keeping the "if it's meant to be it will be" mentality. You can all uncross *G* but keep sending those positive vibes please. I'll let you know what happens.
